Pre-Construction

Our Pre-Construction services equip clients with a comprehensive strategic roadmap, encompassing critical phases such as design, site analysis, feasibility studies, and cost controls. This expertise has consistently proven essential for the successful initiation of projects, establishing a strong foundation to effectively meet and exceed client expectations.

Our Pre-Construction services include:

  • Comprehensive site analysis and design coordination
  • Proactive constructability reviews to tackle potential issues
  • High-level budgeting and scheduling to align project scope and timelines.
  • Design review and value engineering to optimize costs while ensuring all requirements are met.
  • Manage bid solicitation and contractor selection.

We help secure realistic pricing and schedules, ultimately creating a more efficient, cost-effective, and streamlined approach to initiating construction projects.

General Contracting

TCRG Construction focuses on optimizing project delivery by focusing on procurement and contract management, planning and scheduling, cost control measures, quality management, risk mitigation, and robust communication/coordination among all parties. By prequalifying subcontractors and suppliers, developing detailed timelines, monitoring budgets, and ensuring compliance with construction documents, we complete projects efficiently while meeting client expectations for time, cost, and quality.

General Contracting

  • Procurement and Contract Management: The prequalification of subcontractors and vendors involves evaluating their capabilities and past performance to ensure they meet the project requirements. This process is followed by a thorough buyout phase, where a detailed analysis of bids and proposals is conducted, predominately focusing on the Total Acquisition Breakdown (TAB) to ensure transparency in cost assessments. Issuing subcontracts and purchase orders is critical to formalizing agreements, while efficiently sourcing materials, equipment, and services can lead to significant cost savings and timely project execution, fostering strong relationships with suppliers to identify competitive options.
  • Planning and Scheduling: Developing a detailed project timeline begins with defining key milestones and deliverables, followed by breaking down the project into manageable tasks and assigning estimated durations to each. Utilizing project management tools like Gantt charts to visually map out the timelines, ensuring dependencies between tasks are accounted for a timely completion.
  • Cost Control: Reviewing and approving pay applications for compliance before submitting them to the owner, ensures that all payments align with contractual obligations and project milestones. Monitoring the budget closely and managing expenses while addressing change orders to maintain financial control and minimize cost overruns. Regular tracking and forecasting are crucial for anticipating financial deviations and implementing corrective measures promptly, thereby supporting the project’s overall financial health and success.
  • Quality & Risk Management: Implementing through inspections and maintaining strict adherence to quality control processes is essential to uphold the required standards and specifications. This proactive approach not only ensures quality outcomes but also facilitates the early identification of potential risks, including safety hazards, delays, and budget overruns. Developing effective mitigation strategies, such as regular monitoring and risk assessment protocols, can significantly minimize the impact of these risks, ensuring smoother project execution and overall success.
  • Communication and Coordination: Establishing clear communication among all stakeholders, including owners, contractors, subcontractors, and designers, is crucial for ensuring a smooth project flow. Weekly scheduled meetings facilitate effective dialogue, enable the sharing of updates, address any emerging issues promptly, and foster collaboration. This proactive approach not only helps in aligning everyone’s goals and expectations but also mitigates potential delays and misunderstandings, ultimately contributing to the project’s success.

Methods of General Contracting

Our general contracting services provide tailored approaches based on the client’s stage in the project development process, utilizing methods such as Design-Bid-Build (DBB), Design-Build (DB), and Construction Management (CM). These methods enable effective oversight of the construction process, ensuring timelines and quality standards are met throughout the project lifecycle.

Methods of Delivery:

  • Design-Bid-Build (DBB) is a traditional construction delivery method that involves a linear process where the project is divided into three distinct phases: design, bidding, and construction. In this approach, an architect or engineer develops project designs, which are then put out for bid by contractors. Once a contractor is selected based on the bids, the construction phase commences. While DBB can offer clear contractual roles and responsibilities, it may lead to extended timelines and increased complexities for the owner, as they must manage multiple contracts and potential communication gaps between the design and construction teams.
  • Design-Build (DB) delivery method streamlines the construction process by integrating design and construction services under a single contract, fostering collaboration between the owner and the contractor throughout all phases of the project. This approach enhances efficiency in planning, cost control, scheduling, and site evaluation, leading to potential reductions in overall project costs and delivery timelines. Additionally, it minimizes the risk of conflicts between design and construction elements, ultimately resulting in a smoother execution of the project.
  • Construction Management (CM) is a strategic approach that offers professional oversight throughout a construction project, aiming to optimize quality while minimizing costs and time. This method can involve managing specific aspects, like field construction, or taking full responsibility for the entire project. By integrating project planning, design, and construction into a cohesive system, CM ensures a streamlined process that enhances efficiency and collaboration among all stakeholders.
